Project-era brick and tile, now fifty years on

Much of Baulkham Hills went up as brick veneer and full brick with concrete tile roofs, built out through the project-home decades between Windsor Road and Seven Hills Road. Those tiles have aged better than almost anything else on the house. The mortar bedding under the ridge caps, the pointing over it and the sarking underneath have not.

The eastern edge of the suburb drops into Bidjigal Reserve and the Darling Mills Creek catchment, so the streets on that side carry serious tree cover and a permanent organic load on the roof.

The three jobs we get called out for most

Repointing and rebedding. Crumbling pointing lets wind-driven rain track straight under the ridge caps. On a roof with long hip runs this is the highest-value repair available, because it stops water at the top of the roof rather than halfway down.

Valley iron. Debris packs the valley, holds moisture against the galvanised tray, and the bottom metre perforates. Then water runs sideways under the tiles instead of down the valley.

Gutters and fascia. Years of overflow behind a blocked gutter softens the timber fascia. Replacing gutter onto rotten fascia wastes the gutter, so both get assessed together.

Restoration usually beats replacement here

On a sound concrete tile roof of this era, a proper restoration — clean, replace broken tiles, rebed and repoint the ridges, then seal and coat — resets the roof for a long stretch at a fraction of the cost of a strip-off. We will only recommend a full replacement if the battens have gone soft or the tiles cannot be matched, and we will show you the photographs that led to that conclusion.
