Big blocks, big roofs, big trees

Glenhaven sits between Castle Hill, Dural and Kenthurst on blocks that are generous by Sydney standards — half an acre and up on many streets off Glenhaven Road. The houses are large, frequently two-storey, with complex roofs. And the blocks have kept their trees.

That combination produces the single most predictable roofing problem in the district: continuous organic load on a roof that is difficult and expensive to get onto.

Mature eucalypts over a complex hip-and-valley roof means leaf and bark in every valley and every gutter, all year, not seasonally.

What that does, in sequence:

1. The valley fills and the debris packs down, holding moisture permanently
2. Water starts running sideways under the tile laps instead of down the valley tray
3. The galvanised valley iron corrodes from the bottom metre upward
4. A ceiling stain appears, usually metres away from the actual entry point

Clearing the valley is maintenance. Replacing a perforated valley is a repair. Properly specified valley and gutter mesh is what breaks the cycle, and plastic mesh under established gums is a waste of money — it goes brittle and sags into the gutter.

Access on a sloping treed block

Glenhaven roofs are among the harder ones here to work on safely. Two-storey height, steep pitches, sloping ground, and often no level footing for a ladder because of the garden. That is genuine cost before any tile is touched, so it is listed separately in the quote rather than buried in a total.

Note too that Glenhaven straddles the Hills Shire and Hornsby Shire boundary, which can matter for approvals if you are changing roof form rather than replacing like for like.
