Along the ridge

Old Northern Road runs the ridge line through Dural, from the Round Corner shops out towards Middle Dural and Glenorie. Either side of it sit acreage and rural-residential blocks, the nurseries the area is known for, and large houses set well back from the road.

Dural is also split between The Hills Shire and Hornsby Shire, so two different councils apply depending on which side of the boundary a property falls. For a like-for-like roof replacement that is usually irrelevant, since it is normally treated as maintenance. It becomes relevant with heritage listings, bushfire-prone land and any change to the roof form.

Acreage roofing is a different job

On a Dural property the house is often not the biggest roof.

• Long house runs with few interruptions, which are efficient to re-sheet but strict on fall, fixings and expansion allowance
• Machinery sheds, stables and barns, usually sheet metal, often with purlin spacing that does not suit modern sheet
• Verandahs and carports at low pitch, where water sits if the fall was ever marginal
• Long gutter runs needing enough downpipes and somewhere for the stormwater to actually go on a sloping block

Quoting all of it together is normally cheaper than doing it in stages, because set-up, delivery and disposal are shared. We quote each roof as its own line so you can stage it if you prefer.

Tank water and tree cover

Many Dural properties collect drinking water off those roofs, which puts the coating, the flashing materials and the first-flush arrangements squarely inside the roofing conversation. It also means a roof wash needs its water source agreed before the day, not discovered on it.

The established tree cover along the ridge does the rest: leaf and bark into the valleys, gutters full year-round, and gutter mesh that has to be properly specified metal rather than a token plastic guard.
