A suburb built around a business park

Norwest became a suburb in its own right when the boundaries here were finalised in 2018, carved out around the business park between Norwest Boulevard, Barina Downs Road and Edgewater Drive. It is a mix unlike anywhere else in the district: commercial buildings, a growing band of apartments and townhouses, and residential streets running into Bella Vista and Baulkham Hills.

Roofing in a mixed precinct

The residential work here falls into two groups.

Apartments and townhouses. Low-pitch and flat roof sections, concealed-fix sheeting, box gutters, rainheads and a lot of plant on the roof — air conditioning units, lift overruns, services penetrations. Every penetration is a potential leak, and box gutters are the element that causes the most internal damage when they fail, because the water goes inside rather than over the edge.

Houses. Larger two-storey homes of the same era as neighbouring Bella Vista, with tile or sheet roofs and the usual junction problems: flashings against upper-storey walls, retrofitted solar penetrations, valleys that collect street-tree litter.

Strata, access and documentation

Work on a strata-titled building needs a different paper trail to a freestanding house. If you are an owner, a committee member or a managing agent, a written roof inspection and report with dated photographs is usually what is required before anybody can approve a repair. That can be prepared as a standalone document.
